The Main function of Land Costing wing is to determine cost for various
activities related to Residential, Industrial, commercial, Industrial
as under:
- Break Even Analysis and Fixation of Predetermined Rates.
- Valuation of Land -fixation of reserve Price
- Valuation of Land for Special Projects based on the principle that
the value of land is what is allowed to be built upon it is being
coordinated.
- Records of premium and ground rent for each plot are being maintained
in the form of Demand and Collection registers.
- Unearned increase in case of transfer of lease property out of blood
relation and formation of new company.
- Misuse charges for putting the property to a use other than what
is permissible under the lease conditions.
- Verification of receipt of composition fees for delayed construction
of plots, are some of the other levies which are recovered after verification
of the amount by Land costing wing.
- Sub-letting charges for renting portion of industrial/commercial
plot.
- Checking of conversion charges for conversion of property from lease
hold to free hold.
