- The main function of the Land
Costing Wing of the DDA is to determine the cost of various activities
related to the development of land and properties falling under the
Residential, Commercial, Industrial and Institutional categories
- This wing of the DDA does the Break
Even analysis and the fixation
of Pre-determined Rates . It does the valuation of land and the
fixation of Reserve Price
of properties.
- It maintains the records of Premium
and Ground Rent for each plot in its Demand and Collection registers.
- It works out the Unearned
Increase in value of a property in cases of transfer and Misuse
Charges for putting properties to non-permissible use.
- The Land Costing Wing verifies the receipt of Composition Fee for
delayed construction of plots, and other levies, sub-letting charges
for renting industrial/commercial plots and checks the charges for conversion
from leasehold to freehold.
