BREAK EVEN ANALYSIS OF FIXATION OF PRE DETERMINED RATES
DDA conducts an exercise every year to finalize the pre determined rates
of land to be charged from various Housing schemes as well as from allottee
of the plots allotted through draw of lots. This exercise is being required
to be conducted in respect of on going scheme and at present DDA is developing
plots in Dwarka, Rohini Phase-III & IV, Narela and Jasola.
In the process of finalizing the pre determined rates break-even rate
is arrived at by taking into account the acquisition cost of land, development
cost including over head charges. As a matter of fact the break even rates
is the actual cost of developed land to the DDA. These break even rates
in respect of on going schemes are being got approved by Land Costing
Wing from the Authority for every year.
The pre determined rate of land is fixed by DDA on no profit no loss basis
by taking into account the break-even rate. This exercise is being conducted
by DDA through Land Costing Wing since 1992-93.
10% for corner location plots and 10% for location on main roads of 24
m width and above, is charged extra.
